Self Storage Tenant Insurance Program

The personal property you store in your storage unit is important and valuable. While Security Public Storage provides a secure facility, we are not responsible for loss or damage to items stored in your unit. For that reason, every tenant is required by their lease to maintain insurance coverage on stored property. 

How to Meet the Insurance Requirement

Use Your Own Insurance

Some homeowners and renters insurance policies already cover items stored in a self storage unit. You should contact your insurance provider to confirm whether your policy includes off site storage, and to understand any deductibles, coverage limits, or exclusions that may apply. Employees of Security Public Storage are not licensed to review, recommend, or verify the adequacy of outside insurance policies. 

Optional Tenant Insurance Program

As a convenience, Security Public Storage offers a Self Storage Tenant Insurance Program administered by Xercor Insurance Services LLC. This program satisfies the insurance requirement in your lease and is billed monthly along with your storage rent. 

The program is underwritten by Old Republic Insurance Company, a well established and highly regarded insurance provider in the storage industry. 

Important Disclosures

Security Public Storage or the facility operator may receive compensation for administrative services related to the insurance program, including helping tenants enroll and collecting monthly premiums. In addition, affiliates of certain facility owners or operators may hold a de minimis ownership interest, meaning less than four percent, in Xercor Insurance Services LLC and in a company that reinsures the risk assumed by Old Republic Insurance Company. 

Your Choice

You are not required to purchase insurance through the Xercor program. However, you are required to maintain active insurance coverage on your stored property at all times while renting a storage unit.

Coverage options and monthly premiums vary by state. Four coverage limits are available under the program.

California
Choose from $3,000, $4,000, or $5,000 in coverage for $12, $14, or $16 per month.

Maryland, Virginia, Oregon, and Nevada
Choose from $3,000, $4,000, or $5,000 in coverage for $14, $16, or $18 per month.

The Program protects your stored property against damage or loss from over thirty perils, including fire, lightening, windstorm, hail, tornados, hurricanes and other perils, like burglary and vandalism, all subject to a $100 deductible for each claim. Most types of personal property are covered under the Program. However, there are some exclusions, such as: firearms, photographic equipment, currency, contracts, securities, lottery tickets, precious metals, jewelry, watches, fur, food, alcohol and other specifically identified exclusions. Yes, subject to the $100 deductible for each claim, the Program protects against all of these perils, but with the following sub-limits:
• $1,000 for loss or damage from flood
• $500 for mold, mildew, fungus, wet or dry rot damage
• $500 for vermin, rodents, moths or insect damage

Coverage begins when you complete and sign the Enrollment Form and pay the first month’s premium. Coverage ends when your rental agreement terminates or on the date specified in any notice you may receive for failure to pay your monthly premium.
